What a HELOC actually is

A home equity line of credit (HELOC) is a revolving credit line secured by your home, similar in spirit to a credit card but backed by your equity and priced far lower. You’re approved for a limit; you draw what you need, when you need it, and you only pay interest on what you’ve drawn.
People use HELOCs for the things that don’t fit neatly into a savings account: a renovation, paying off higher-rate debt, covering a gap between selling one property and closing on the next, or funding a down payment on an investment property.

How much can I borrow?

Most lenders will go up to 80–90% of your home’s value, minus what you still owe. I’ll walk you through your specific number on our first call.

How fast is funding?

In as little as 5 days once your file is complete. Timelines vary by property, title, and documentation, and are never guaranteed.

What does it cost?

Rates are variable and tied to your credit, equity position, and the line amount. I’ll give you real numbers, not a teaser rate, before you apply.

Thinking about refinancing instead?

A cash-out refinance can sometimes beat a HELOC depending on your current rate. See the trade-offs.

Using the funds for a rental or business?

If the equity is going toward an investment property or business purchase, see investor & business financing.
