When a refinance is worth it

A refinance replaces your current mortgage with a new one — usually to lower your rate, shorten your term, remove mortgage insurance, or pull cash out of your equity. It costs money to do, so the real question is always the same: does the math actually work for your timeline?
I run that math with you before you apply, in plain numbers: what it costs to refinance, what it saves you monthly, and how long it takes to break even. If the answer is “not yet,” I’ll tell you that.
